  • The short answer is no. While the majority of our purchases are Off Market, as experienced experts in the North Shore we are also able to provide a competitive edge to our clients for On Market listings. Our service includes a lot more than access to Off Market homes; including detailed due diligence on properties, strategic project management of third parties (agent, solicitors, builders), and professional yet aggressive negotiation strategies to get the lowest possible price & secure the home.

  • Our service fees are success based & paid only when you have legally exchanged contracts and bought your new home. Our only upfront fee is a retainer of $5000+GST which is paid as a portion of the service fee up front, not in addition to the final fee. This fee structure is best practice in the industry - we do not have any hidden fees or break-contract fees (which can be common).

  • Negotiation - we are trained property negotiators and have a proven track record to save our clients more than the service fee, and in many occasions purchase homes under market value.

    Experience - we have 18 years experience in the real estate industry and are fully licensed with NSW Fair Trading.

    Reputation & Trust - we have the most trusted relationships with real estate agents in the North Shore and are known for our unapologetic integrity. As a result we have earlier access to off market homes than other buyer’s agents and more leverage to get the best deal smoothly and with minimal stress.

    Sourcing Properties - our process for finding homes is more detailed, hands-on and pro-active than other buyer’s agents, who simply rely on sales agents for access. Instead of waiting for opportunities (like most buyers), we create them. We discuss in detail how we achieve this during our meetings with clients.

  • This is a highly unlikely scenario as we are able to get access to properties weeks, sometimes months, before general buyers. Nevertheless, this is a frequently asked question. As we work exclusively with our clients and only take on a maximum of 5 active buyers at any one time, in the unlikely event that a client finds a home before our team the usual process of inspection, research & negotiation would follow.

  • Buyer’s agents range anywhere from 1% to 2% of the purchase price. Whilst we are not the cheapest in the market we are certainly not the most expensive, and we tailor each fee to the particular search & requirements. We offer fixed fees, percentages and incentive models to accomodate any concerns.

  • Buyers agents who charge low fees, no retainer or no commitment from the client (non-exclusivity), should raise a red-flag for buyers looking for a quality and trustworthy buyers agent. These buyers agents are often taking on 20-30+ clients at once, and cannot provide every client with the service and dedication it takes to be successful in finding Off Market homes & securing the best deal. These buyers agents also take on clients with the same brief, meaning you are in still in competition with other buyers agent. The whole point of the service is to take you out of the competition, which is why Webb & Co. does not take on any competing briefs.

  • We have a 100% strike rate with our clients who are looking to buy. We have only had one client who signed on with our team then changed their property plans due to a new job and moved to Melbourne. Our average timeframe from engagement to exchange is 6-12 weeks, depending on the complexity of the brief.

  • We recommend 6 months at minimum to allow no pressure for the search and to accomodate longer settlement periods.

  • Our average purchase timeframe from engagement to exchange of contracts is 6-12 weeks (sometimes less sometimes more). Timing is a very important factor in the buying journey, as spending too much time in the market is often detrimental due to rising prices.
